Tell us about your business. What is your scope and/or expertise?
V&F Roof Consulting & Service combined their expertise in Roof Service and Roof Consulting into one unified methodology. Patrick and his colleagues identified a significant need for a service provider that could help to establish a preventative maintenance program for a commercial roof system that extends the roofs’ life to its fullest potential. V&F then utilizes their knowledge and experience to help Owners and Investors navigate into the next phase, roof replacement. By operating with the highest level of professional integrity, honesty, service and response; V&F has grown exponentially over the last 10 years and is now known nationwide as a strategic partner in evaluating acquisitions and capital planning.
How can you be a valuable partner with NAIOP-WI members?
V&F’s Project Managers and Service team have partnered with NAIOP members to develop Annual Operating Budgets, Capital Budget Planning, and Acquisition Evaluations. Our mission is to provide a Turn-key Roof Asset Management Program to Property Managers, Facility Directors, Acquisition Managers, and Chief Financial Officers who control the maintenance and operation of Commercial, Institutional, Industrial, and Manufacturing facilities. We want to provide qualified information to assist in determining the Net Present Value of current assets.
Do you provide any specialty services to clients in this industry?
V&F has a team of experienced Inspectors and Project Managers that are ready to assist in developing a proprietary Roof Asset Management Program. Our staff has experience with online roof management /service solutions, for those clients who choose to monitor their assets from a cloud portal for remote access. In addition, V&F has experienced crews that specialize in providing service solutions and in executing preventative maintenance programs to insure our clients get the most out of their roof system. Our talented crew also specialize in historic restorations, rebuilding decorative cupolas, and other sheet metal specialty finials and spires.
What is new at your organization in Wisconsin?
V&F Roof Consulting & Service is very excited about rolling out our proprietary client portal to provide remote access to budgeting information, site specific roof system details, event tracking, photo documentation of existing conditions, and providing clients with a secure information sharing platform.
Are there any other recent developments at your organization to share?
Recently John Rogers became a shareholder and was promoted to Executive Vice President. John’s currently focused on continuous process improvements allowing V&F to exchange data and ideas with our clients more effectively. By developing enhanced reporting, dashboards, analytics, and portals; V&F is sure to provide its clients with the highest quality information, to make informed decisions in maintaining their facilities.
Provide a recent example of how you helped a construction and real estate company to succeed.
In 2016 we had a unique opportunity to join an asset analysis team that assisted a privately held real estate investment company to inspect and asses twenty six of their existing facilities. The investment company wanted to rebalance their portfolio and better understand the net present value of these buildings, to assist in determining the fair market value for each. The asset team’s inspections evaluated the structural components, exterior facade condition, the condition of existing HVAC systems, the existing electrical service, performed emergency generator load testing, produced elevator condition reports, and evaluated the expected life expectancy of the roof and waterproofing systems. As a result of our analysis, they were able to acquire two buildings in Milwaukee, acquire two buildings in Atlanta, make a trade for three buildings in Minneapolis, and sell a building in Boston. The investment group was so impressed with the information we provided that we have been contracted to evaluate another fifteen properties this spring.
Which project do you love the most or are most proud of?
V&F Roof Consulting and Service was honored to be a part of a consulting team to assist in the $16.5 million project located at “JFK LOVE Park” in downtown Philadelphia. The iconic “LOVE” park project had a unique set of circumstances and its own set of challenges. Coordination was needed between the local governments who managed the park, the transit authority who controlled the subway which ran under a portion of the park, and the Real Estate group that owns and manages the parking structure directly below the parks existing iconic fountain. There had been many different areas of concern that arose as the excavation began, and an extremely tight budget that needed to be met. Over the past two years of planning meetings and multiple site visits, we are proud to say the project officially broke ground in February 2016, is under budget and is slated for completion in the spring of 2018.
